Almost never a single thing, which is why it is worth diagnosing properly. Decline in a mature tree is usually several stresses stacking up over years rather than one clean cause. On Annandale’s aging post-war lots the common contributors are the tree’s own advancing age, soil compaction from decades of use, roots lost or severed during past construction or utility work, grade changes that buried the root collar, and drought seasons, with secondary pests and fungi then moving in on a tree already weakened by all of that. Because the causes are layered, the thinning canopy you see is the symptom, not the diagnosis. Treating it means working out which of those stresses are actually in play on your property, since the right response to compaction is different from the right response to a girdling root or a boring insect.

Systematically, from the ground up rather than from the leaves down. A real decline diagnosis looks at the whole picture: the site and its drainage, the soil and how compacted it is, the root collar and root condition, the trunk and its unions, the canopy, and the history of what has happened around the tree over the years. Often the telling evidence is at the base and below grade, not overhead, which is why an arborist may excavate soil away from the root collar to see what the canopy cannot show. The point of all this is to separate causes that can be corrected from damage that is already done, because an old tree declining from relievable soil compaction has a very different future than one hollowed by advanced decay, and only a structured assessment tells them apart.

Both are common on older lots and both are easy to miss, because the problem is at the base of the trunk rather than in the canopy. A girdling root is one that circles the stem instead of growing outward, slowly compressing the trunk and choking off the flow between roots and crown as the tree expands against it. Planting too deep, which buries the root flare, sets up the same kind of slow strangulation and rot at the collar. Neither shows clearly from a distance, and a tree can decline for years before anyone connects it to what is happening underground. Carefully excavating the soil away from the root collar is how an arborist checks for this, and on some trees relieving a girdling root or exposing a buried flare can arrest a decline that looked mysterious from above.

Very possibly, because it is one of the quietest and most common killers of trees on established lots. Roots need air and water in the soil, and decades of foot traffic, parked cars, mowers and old construction squeeze those spaces out, leaving roots unable to function even though nothing is visibly wrong above ground. On Annandale’s mid-century properties, where the same ground has been lived on for sixty or seventy years, compaction is frequently part of why a mature tree is slowly declining. An assessment can identify it, and treatments that relieve compaction and restore soil structure around the root zone can give a struggling tree room to recover, which is a very different outcome than assuming the tree is simply old and finished.

At a minimum an ISA Certified Arborist, and for anything involving risk, a Tree Risk Assessment Qualification on top of it. The ISA Certified Arborist credential, issued by the International Society of Arboriculture, requires documented experience in the field, passing a written exam, and ongoing continuing education to maintain, so it is a real signal that the person diagnosing your tree knows the biology and structure rather than just how to run a saw. The Tree Risk Assessment Qualification is a separate, more specialized credential for rating how dangerous a tree is by a standardized method. When you are deciding whether to spend money treating or removing a mature tree, those qualifications are worth asking about directly, because the whole value of the diagnosis depends on who is making it.

It can, mostly through soil moisture and drainage. Annandale is bisected by Accotink Creek, and properties on the lower, wetter ground near it or its tributaries tend to hold more soil moisture and can drain poorly. Persistently saturated soil stresses roots, starves them of oxygen and favors root-rot organisms, and that kind of below-ground stress often surfaces years later as an unexplained thinning canopy.
